Conservation: Multifamily Weatherization and Lighting Rebates


Seattle City Light offers incentives for windows, insulation and lighting to help make your 5-or-more unit property more energy efficient. City Light Program Coordinators will assist you with all aspects of the program. You can use any qualified installer to do the work, or choose from a list of contractors who have worked with City Light before.

To Qualify

For lighting incentives, your building must be:
  • An apartment building, condominium* or cooperative* with 5 or more units
  • Located in Seattle City Light's service area

Note: Rebates are not available for efficient lighting already installed.

For window and insulation incentives, your 5 or more unit building must also have:
  • Permanently installed electric space heat as its primary heat source

Note: Insulation-only jobs are not eligible for a rebate.

*Condominiums and cooperatives must have permission of the entire Association before a building survey is scheduled.

Rebate Amounts

  • $5 per square-foot discount* when replacing single-pane windows with double-pane.
  • $3 per square-foot discount* when replacing aluminum framed double-pane windows with new vinyl framed double-pane widows.
  • NEW! Now get an 85% discount* when upgrading inefficient lighting fixtures in both common areas and in-unit with new efficient models.

How to Apply
NOTE: To qualify for incentives, Seattle City Light must approve all bids before work begins. Incentives will not be paid for any work done prior to bid approval. If you have bids but not yet started work, please contact us so we can determine your eligibility.

Windows & Insulation
If your building has old aluminum-framed double pane or any type of single pane windows, state-of-the-art, high performance windows can significantly increase tenant comfort as well as increase the value of your building.  Efficient windows will also reduce noise levels and can make your building look better.  We require a minimum window efficiency of U .35, which is greater than Seattle’s current energy code so you are assured of the maximum efficiency. 

If we find that insulation levels in your crawl space, walls and/or ceilings are below standard, we require that all accessible areas be brought up to code to give you the greatest possible energy savings.
Note: We do not offer rebates for insulation-only jobs.

Lighting
Rebates are available for lighting upgrades in all your interior and exterior common areas and individual tenant units.  There are now many styles, models and types of aesthetically pleasing efficient lighting fixtures to choose from.  Whether you need to completely replace a fixture (including exit signs), or just upgrade from T-12 fluorescent tubes to T-8, we can help you get started.  Benefits of efficient lighting include:

  • Decreased electrical consumption on your commercial meter and your tenants’ bills.
  • Reduced lighting maintenance costs
  • In most cases, efficient lighting will improve overall light quality.
